ADMINISTRATIVE MANAGEMENT
- Read & Review Covenants, Conditions and Restrictions (CC&Rs) –analyze and understand all aspects of the CC&Rs
- Enforce association rules
- Cooperate with legal counsel with respect to association rules
- Transfer of Ownership – Process all title company inquiries to track ownership changes.
Communication
- Establish and maintain a professional relationship with the Board of Directors and its committees
- Communicate with owners and residents on behalf of the Board and committees
- Arrange for the printing and distribution of newsletter, resolutions and notices to homeowners
- Staff a Customer Care Call Center for calls from homeowners and residents
- Provide a 24-hour emergency call service for owners and residents
Architectural/Compliance
- Conduct regular property inspections
- Read & Review compliance with governing documents
- Oversee maintenance of common areas
Meeting Management
- Attend periodic Board and annual meetings
- Prepare management reports
- Prepare meeting agendas and lists of action items
Financial Services
- Assist in the preparation of the association budget
- Provide assessment and other income collection
- Prepare financial statements, including delinquency updates
- Send delinquency notices
- Maintain individual homeowner account records
- Solicit and negotiate service contracts
- Interact with contractors and vendors
- Review and recommend preventive maintenance programs
- Review and recommend risk management programs
- Assist in filing and processing insurance claim
